They are an internet only brand with no bells and whistles. Im with FastLend (who have an Australian call centre as well) who offer similar rates. Both are child companies of the big 4 banks. 

 

Theres not much to a mortgage other than paying it off, so theres no catches.

The no offset account can cause minor issues down the track when renting out if the loan is drawn down for expenditure not related to the property. (Assuming it will be rented in future)

Fair enough, never thought of that. But with how easy it is to transfer your home loan these days to a new lender if you do rent it out in the future and need offset plus the fact that you do get redraw (which is effectively the same as offset just a touch more restrictive) I wouldn't consider it enough of a reason to not go to uBank or similar for somebody in Jimmys situation.

UBank home loan rate is ridiculously low. That being said it is a very simple home loan with no options for offset accounts and you must have an 80% or lower LVR

 

i suppose the 'any other bank' part wasn't thought out and this uBank thing sounds interesting... Check your contract as to how the interest rates are calculated and if you can 'fix' your interest rate. Having it variable without the ability to fix it might be a catch for the 30 year loan when interest rates rise again.

2 questions:
Are projectors any good to watch full hd sport on? (not a large room, no glare)
Has anybody used one of these rental places before? What are the prices like? It seems the only rates they advertise is if you want to rent the thing for a whole year. I can imagine there's all kinds of hidden costs.

I would rent the TV as even though the Projecter could be better... the TV is a lot less work and you know wont fuck up.

He wants a massive TV just for the 2 weeks or so that the world cup is on. Not a bad idea if youre going to be home the whole time to watch it. My boss takes leave and watches every game.

Fair enough, probably best to buy a second hand TV and then sell the TV afterwards, that way it won't actually cost much/anything. May even make a profit if you manage to find a bargain.

Though renting is obviously easier, I just assume it's expensive.

Fixing your interest rate rarely works in your favour.

If the bank lost out on fixed interest they wouldn't offer it. The fixed interest rate is calculated on what interest rates are expected to do and then an appropriate term is offered with. The banks are good at taking your money.This, charging you a variable interest rate better reflects the bank's costs of providing you the loan. A fixed interest rate adds risk for them, so they'll not only charge a rate that, on average, will be equivalent to a variable interest rate over the long term, they also have to add a risk premium.

Sure, even banks can't tell the future, so there is a chance you could end up paying less interest on a fixed loan, it's just more unlikely than likely.

And even if it did work out to be less on a fixed interest rate, in general, interest rates are going to be higher when the economy is in good shape, and you're job is secure, maybe you just got a promotion as your employer is expanding, etc. They'll be lower when the economy is fucked and you're about to lose your job because of cut backs etc. So really, and I guess it's somewhat counterintuitive, it's less of a risk for you as well to be on a variable interest rate. Even if you ended up paying less overall on a fixed interest rate, you'll be paying that same interest rate no matter the state of the economy, whereas with a variable loan, you're paying more in good times, when you're more likely to be able to afford it, and paying less in less prosperous times when you're more likely to be facing financial difficulties.

The only benefit of a fixed interest rate is knowing how much you're going to be paying well ahead of time, I'm sure in some circumstances that's of value to the borrower, and hence why fixed interest rate loans exist. But in most circumstances, variable interest rate is the way to go.

Probably would have created a few porn websites (with no videos featuring me unfortunately though) years back if I wasn't under the impression it was illegal here.

I think the law is its illegal to profit from porn, which I assume covers anything to do with porn.

If your just after some easy cash get a job doing nightfill at a supermarket. Should be mostly week nights and easy as fuck

Paddy does it at Chemist Warehouse and he ususally finishes at 8, 9,10 and at the worst at 11.

Look for jobs at Hospitals where you keep operating theatres stocked and clean up after operations. Pays shitloads, no qualifications required.

Thats night shift... it used to turn my mate who was a Nurse into a Zombie.

 

And my cousin got a job like what Baz mentioned and he pretty quickly moved to working alongside the Surgeons in the operating theatre making even more money. His now about to finish his Commerce Degree and get given a well paid job in Medical Management because of his work expeirence.

My mates mum is a nurse at Monash medical centre and she got him a job doing that stuff while he was at uni, then he kinda handed over the job to his younger brother while he was uni and he is like 28 and still does it on the weekends, gets paid like +$50 an hour.

I reckon if you finish by 2am you're sweet, because you can be in bed before 3, and up at a decent hour (9am if you sleep 6 hours).

Any later than that and it's fucked, I know a guy that works until like 6am or something like that and so he is sleeping until the afternoon, that shit would be depressing AF missing out on most of the day.
