Im with FastLend (who have an Australian call centre as well) who offer similar rates. Both are child companies of the big 4 banks. But with how easy it is to transfer your home loan these days to a new lender if you do rent it out in the future and need offset plus the fact that you do get redraw (which is effectively the same as offset just a touch more restrictive) I wouldn't consider it enough of a reason to not go to uBank or similar for somebody in Jimmys situation. UBank home loan rate is ridiculously low. That being said it is a very simple home loan with no options for offset accounts and you must have an 80% or lower LVR i suppose the 'any other bank' part wasn't thought out and this uBank thing sounds interesting... Check your contract as to how the interest rates are calculated and if you can 'fix' your interest rate. The banks are good at taking your money.This, charging you a variable interest rate better reflects the bank's costs of providing you the loan. A fixed interest rate adds risk for them, so they'll not only charge a rate that, on average, will be equivalent to a variable interest rate over the long term, they also have to add a risk premium. Sure, even banks can't tell the future, so there is a chance you could end up paying less interest on a fixed loan, it's just more unlikely than likely. And even if it did work out to be less on a fixed interest rate, in general, interest rates are going to be higher when the economy is in good shape, and you're job is secure, maybe you just got a promotion as your employer is expanding, etc. They'll be lower when the economy is fucked and you're about to lose your job because of cut backs etc. So really, and I guess it's somewhat counterintuitive, it's less of a risk for you as well to be on a variable interest rate. Even if you ended up paying less overall on a fixed interest rate, you'll be paying that same interest rate no matter the state of the economy, whereas with a variable loan, you're paying more in good times, when you're more likely to be able to afford it, and paying less in less prosperous times when you're more likely to be facing financial difficulties. The only benefit of a fixed interest rate is knowing how much you're going to be paying well ahead of time, I'm sure in some circumstances that's of value to the borrower, and hence why fixed interest rate loans exist. Thats night shift... it used to turn my mate who was a Nurse into a Zombie. And my cousin got a job like what Baz mentioned and he pretty quickly moved to working alongside the Surgeons in the operating theatre making even more money. His now about to finish his Commerce Degree and get given a well paid job in Medical Management because of his work expeirence.
